The cost of an application is $45 per adult. Even if the adult is not a financial contributor to the unit they must do a full application so we can do a full background check. If you do not pay the $45 the application will not be considered.
Does a child count as an adult? Yes, any child over 18 counts as an adult as well, and they need to do an application.
In addition all ID, Driver's license, Passports, paystubs, bank statements need to be sent to us for verification as well with an application. We will contact you when the application is paid for and we will need those items.
All of our properties have the same basic qualifications:
1. Good rental history preferred.
2. Good affordability. You will be asked for your total monthly gross income and expenses.
We are asking that your total monthly gross income be approximately 3x rent.
3. Minimum 6 months continuous work history at the same location.
4. No new collections within the past 12 months.
5. No late payments on credit obligations within the past 18 months.
6. No eviction filings within the past 3 years.
7. We do not accept Section 8, or HUD on any of our properties UNLESS stated in the listing itself.
We are very flexible on credit. Our main requirement is your ability to afford the monthly payment. We can work with credit issues especially if they are older than 18 months. We do pay attention to any collections or missed payments over the past 12-18 months and like to see on time payments during this time period.
We strive to make the unit viewing process and application process as convenient and transparent as possible. Our staff is available to coordinate easy access to our properties so you can take the time you need to view properties and make an informed decision. Upon your request we will email each adult (anyone over 18) in the household a personal application link to start the process. The application has a cost of $45 per adult and is non-refundable. Also the application is good for any property we have in our scope. We strive to review applications within two business days and keep you updated through the process. This fee includes a full background check, and income verification.
All of the properties we have currently do not allow any pets. The reason for this has everything to do with any personal preferences. The reason has everything to do with the insurance that the property serves, this is a not a choice we make to deny applicants.
Nationally registered Service Dogs and ESA animals are accepted with appropriate documentation. The paperwork must be current and all shot records up to date as well.
